Pre-construction Advisory

Before ground is broken, most of the decisions that will define the project are already being made. Construction-phase Oversight

Closeout & Turnover

Last Impressions are Lasting Impressions — The final ten percent of a project determines how everyone recalls the experience. We work through punch, commissioning, warranty documentation, and operation turnover so the project is turned over complete, documented, and ready to function.

What is an owner's representative?
An owner's representative is an independent advisor hired by the project owner to protect the owner's interests through the arc of a construction project. They do not design or build. They define the project, select and manage the design and construction partners, review cost and schedule, and make sure the owner receives the building they paid for.
How is an owner's representative different from a general contractor or construction manager?
The general contractor and construction manager are part of delivering the work and carry construction risk. An owner's representative holds no trade contracts and self-performs nothing, so they are structurally free to advise the owner on change orders, schedule slips, and quality issues without evaluating their own performance.
When does a project need owner's representative services?
When the cost of getting the project wrong meaningfully exceeds the cost of the advisor. For most commercial projects above a few million dollars that math is straightforward, but complexity, schedule pressure, board or donor visibility, and the owner's internal bandwidth matter just as much as project size.
